As the mortgage crisis in the United States continues to worsen and the foreclosure rate continues to grow, short sales and deeds in lieu of foreclosure are being used by banks and mortgage lenders as a way to minimize their losses in a declining real estate market.
The most common short sale scenario today involves the individual who purchased their home during the real estate boom when prices were high, and is now facing some kind of economic hardship (fired, laid-off, illness, etc.) and, unfortunately, the current market will not allow them to sell that home for what they actually owe on it. In a short sale, the lender agrees to accept whatever price the home is sold for as full payment on their loan.
